An eviction case API for property managers

Connect your property management system to one API and follow each case with webhooks. The service is designed so that a licensed attorney in the state reviews every notice and filing.

What is available today. Evictions API is a sandbox beta, in test mode only. Available today: sign-up for a free sandbox account, the online case form, the REST API and a sandbox with a fictional test state, where a built-in sandbox reviewer reviews cases automatically, you can step them through to close and receive webhooks. Not available yet: serving notices or filing in court for a real case, in any state, live mode, which would accept real cases and online checkout.

Built for teams that file regularly

  • A REST API for the whole case

    Create a case, upload documents, run the intake checks, submit, and read the state, deadlines, documents and history of every case. The API is described by a public OpenAPI document.

  • Volume without duplicates

    Send as many cases as your portfolio needs, one request per case. POST requests accept an Idempotency-Key header, so a request retried with the same key does not open a second case.

  • Signed webhooks

    Register an HTTPS endpoint and receive a message each time a case changes state, signed with HMAC-SHA256. Messages carry identifiers and status only, never tenant names or addresses. Failed deliveries are retried.

  • A sandbox to build against

    Sign up, create a test key and create, validate and submit cases against the sandbox, which uses a fictional state, and receive webhooks. A built-in sandbox reviewer reviews test cases automatically, and you can step a case through to close.

  • Checks before anything goes out

    Each case must show authority over the property, the facts the state’s rules require, and account for notice periods and federal and local protections where they apply. A failed check returns reasons your team can act on.

  • An attorney on every case

    The service is designed so that a partner attorney licensed in the state reviews and approves every notice and every court packet and is the filer of record.

How you work with it

  1. Build against the sandbox

    Use a test key from your account to create, validate and submit cases in the sandbox, and wire up your webhook endpoint.
  2. Send cases from your system

    Create each case with its ledger and lease facts, upload the management agreement or deed, validate, and submit.
  3. Follow every case

    Read status and next actions by API and react to webhooks as the attorney reviews, the notice is served, and the case moves through court.
